Understanding Your Payout Options
For most reimbursement requests, you'll choose between an Early Payout and a Standard Payout.
Both options can provide reimbursement of up to 3x the base rent listed on the current OneApp approval agreement. The main difference is how long eligible loss base rent continues to accrue.
Early Payout
Choose an Early Payout when you'd like to complete your reimbursement request without waiting for the unit to be re-rented.
- Loss base rent: First missed payment → Move-out date
- Maximum payout: Up to 3x approval base rent
- Incoming resident lease: Not required
- Deadline: Submit within 30 days of move-out
- Eligible damages and legal fees may also be included
An Early Payout can still reach the full 3x maximum.
Standard Payout
Choose a Standard Payout when you'd like eligible loss base rent to continue accruing after the resident moves out.
- Loss base rent: First missed payment → Coverage end date
- Maximum payout: Up to 3x approval base rent
- Incoming resident lease: Generally required
- Initiate request: Within 30 days of move-out
- Fully submit: Within 30 days of the coverage end date
- Eligible damages and legal fees may also be included
The incoming lease isn't required if your eligible loss base rent, damages, and legal fees already reach the 3x maximum.

What counts toward the 3x maximum?
Only eligible:
- Loss base rent
- Damages (above normal wear and tear/turnover)
- Legal fees (associated with eviction)
Your total resident ledger balance isn't the reimbursement amount. Items such as utilities, late fees, reletting fees, and concessions aren't included in the 3x calculation.
❗Please note: Standard Payout doesn't have a higher reimbursement cap than Early Payout. Both can reach 3x approval base rent—the difference is how long loss base rent is allowed to accrue.
