What Isn't Eligible for Reimbursement?

Not every charge associated with a resident's default is eligible for reimbursement. Understanding exclusions before submitting helps avoid unsupported expenses.

What isn't covered?

The following expenses are not eligible for reimbursement:

  • Normal wear and tear, and normal turnover expenses such as routine cleaning and painting
  • Lease break fees, reletting fees, and termination fees
  • Concession repayments
  • Utilities and other resident fees

⚠️ Security deposit deduction: Any security deposit collected from the resident—or payout received from a deposit alternative—is deducted from your eligible reimbursement amount.

Trash out vs. routine cleaning

Trash out is eligible; routine cleaning is not.

Removing belongings or debris left behind by the resident qualifies as an eligible damage expense. Standard cleaning performed as part of the normal unit turn does not.

If your vendor performs both, itemize trash out separately from routine cleaning on the invoice so we can clearly identify the eligible amount.
