What does OneApp cover?

Understand your reimbursement options if a OneApp resident defaults.

Our lease support service helps protect your property from financial loss if a OneApp resident defaults on their lease.

For eligible defaults, we will reimburse up to 3x the base rent to offset: 

  • Lost Rent due through the end of the lease term or until the first day of the new lease (if the property is re-rented). 
  • Property damages and costs to repair the unit (above normal wear-and-tear).
  • Legal Fees associated with an eviction.  

⚠️ Please Note: Normal wear-and-tear or turn of a unit, concessions, and other resident fees (utilities, lease break fees, etc.) cannot be reimbursed. 

To ensure your request qualifies, please also note the eligible reasons for a default reimbursement from OneApp:

  1. Resident broke the lease and/or moved out early
  2. Resident vacated (skipped) without notice
  3. Resident has been evicted or is in the process of being evicted
  4. Resident stopped paying rent (vacated with notice, but not formally evicted)
  5. Property has given the resident notice to vacate for a lease violation
  6. Property is electing to use Rental Assistance
