What does OneApp cover?
Understand your reimbursement options if a OneApp resident defaults.
Our lease support service helps protect your property from financial loss if a OneApp resident defaults on their lease.
For eligible defaults, we will reimburse up to 3x the base rent to offset:
- Lost Rent due through the end of the lease term or until the first day of the new lease (if the property is re-rented).
- Property damages and costs to repair the unit (above normal wear-and-tear).
- Legal Fees associated with an eviction.
⚠️ Please Note: Normal wear-and-tear or turn of a unit, concessions, and standard resident fees cannot be reimbursed.
To ensure your request qualifies, please also note the eligible reasons for a default reimbursement from OneApp:
- Resident broke the lease and/or moved out early
- Resident vacated (skipped) without notice
- Resident has been evicted or is in the process of being evicted
- Resident stopped paying rent (and has received a notice of non-payment)
- Property has given the resident notice to vacate for a lease violation
- Property is electing to use Rental Assistance
